New garage door installation means taking out the old door, springs and track, then fitting a new door sized to the real opening, with springs matched to its weight. You need it when sections are split or rusted through, parts for the old model are no longer made, or repairs keep coming back on a tired door.

Signs You Need a New Garage Door

  • Two or more sections are cracked, split or rusted through at the bottom.
  • The maker no longer produces sections or hardware for your model.
  • The same repair keeps coming back because the door has warped or sagged.
  • Wood sections have rotted where they meet the floor.
  • The garage shares a wall with the house and the old door lets cold and noise straight in.
  • You are changing the look of the house and the old door no longer fits it.

How We Install a New Garage Door

  1. Measure the opening. Width, height, headroom and side room are measured at the garage, not guessed from a photo.
  2. Choose and price. We go through material, insulation, windows and style with you, then give one price for the door, springs, track and fitting.
  3. Check local review. If your street sits in a historic district or under an association, you confirm the design with them before the order goes in.
  4. Take the old door down safely. Spring tension comes off first; only then are the old cables, track and sections removed.
  5. Hang the new door. Sections, track, springs and hardware go in square and level, and the opener is reconnected or replaced.
  6. Balance and test with you. The door has to hold halfway, run smoothly and reverse on contact before we call it done.

Parts and Options

Steel, wood or composite. Steel is the common choice and comes plain or with a wood-grain finish. Real wood suits older homes but needs paint or stain to stay healthy. Composite gives a wood look with less upkeep.

Insulated or not. An insulated door keeps a winter garage warmer and quieter, which counts most when the garage is attached or has a room above it.

Springs and track. Most new doors run on torsion springs over the opening; extension springs suit some low-headroom garages. Standard-lift track fits most garages, and high-lift track helps when the ceiling is tall and you want the door higher up the wall.

Style and windows. Raised-panel, flush and carriage-house designs are all available, with or without a row of windows. Windows add light but need to match the look of the street if local review applies.

Check Local Review Before You Order

Leesburg historic district. Inside the Old and Historic District, the Town of Leesburg requires a Certificate of Appropriateness for exterior alterations, including replacing doors. Ask Preservation staff at (703) 771-2765 about your house.

Lansdowne associations. The Lansdowne on the Potomac HOA takes Design Review Applications by 5:00 PM on the second Tuesday of the month. More than one association works in the Lansdowne area, so check which one covers your street.

Hamilton and Lucketts. Our Hamilton page explains the Town of Hamilton zoning permit for a changed opening, and the Lucketts page covers that part of the county.

Safety During Removal

The most dangerous moment of a door swap is taking the old door down. Its springs still hold enough force to lift the whole door, and cutting a cable or unbolting a bottom bracket before that force is released can throw parts across the garage. Please leave the old door in place until we arrive, and do not try to remove springs yourself.

Repair or Replace?

A new door is a big purchase, so we only suggest one when repair no longer makes sense. A broken spring, a frayed cable or a door off its track does not mean the door is finished. One dented section can often be handled with panel replacement. When the door itself has failed, a new one solves the problem for good instead of paying for the same fix twice.

Where We Provide New Garage Door Installation

Where We Install New Doors

We measure and install new doors for homes in Leesburg, where the historic district has its own review, in Lansdowne, where an association may need to see the design, in Hamilton and in Lucketts. The measuring visit works the same way in every town: real measurements, a full price and no work before you agree.

New Garage Door Questions

Does a new door in Leesburg's historic district need town approval?

If your home is inside the Old and Historic District, the Town of Leesburg asks for a Certificate of Appropriateness before exterior changes, and that includes replacing doors. Call the town's Preservation staff at (703) 771-2765 before you order. We measure, explain the choices and price the new garage door installation, so you have the details ready for that call.

Can my current opener run the new door?

Often it can, if the opener is in good shape and strong enough for the new door. A heavier insulated door or an opener with worn gears can change that. We look at the opener during the measuring visit, and if it should go, garage door opener installation is priced at the same visit.

Is an insulated door worth it on an attached garage?

For many homes, yes. An insulated door helps keep a winter garage warmer and quieter, which matters most when the garage shares a wall with the house. We show insulated and non-insulated options side by side and price each after measuring. If your current door is still sound, garage door repair may be the better way to spend the money.

Does a new door get new springs and track too?

Yes. The new door is fitted with springs matched to its own weight, plus new track and hardware, because old springs sized for a different door would leave it out of balance. Once it is hung, we balance the door and test the auto-reverse with you. Garage door spring repair is the separate service for doors that stay.

Could swapping two damaged sections beat buying a whole door?

Sometimes. If the rest of the door is sound and the matching section is still made in your model and color, panel replacement can cost less than a new door. If the door is old, several sections are hurt or the model is discontinued, a new door usually makes more sense. When both choices are real, we price both at the visit.
